WEST END’S COMMERCIAL FACELIFT |
RED PR ON 07 3252 5735
Queensland development company Pradella has teamed up again with nationally acclaimed architects Bligh Voller Nield to deliver their first commercial project, the $15 million development 225 Montague.
Located on Montague Road West End, over half of the five-level building is under leasing negotiations with future residents due to move in July. The remaining two floors each at 554 sq m are available for lease at $480 per sq m.
Bligh Voller Nield architect and principal Shane Thompson said the key concepts behind 225 Montague were to design a contemporary workplace and to create a building with a strong identity that stood out from surrounding buildings.
“Our aim was to work closely with Pradella to deliver a building that had a unique character, was highly functional, cost effective and appealing to potential tenants,” Mr Thompson said.
“To realise 225 Montague’s expression we integrated the facade and structure into one element, saving time and money whilst avoiding the usual monotonous pattern of commercial buildings.”
225 Montague stands three levels higher than it’s surrounding two-level commercial and industrial precinct and has its own roof-top entertaining area complete with outdoor BBQ’s and 360 degree views of the CBD, Brisbane River, Mt Cootha and the Taylor Ranges.
With secure basement parking, high quality amenities, contemporary features and a 4.5 star Australian Building Greenhouse Rating - 225 Montague has been designed to be one of the most tenant-friendly buildings on the market.
“225 Montague has established a new benchmark for the redevelopment of commercial sites in West End,” said Mr Thompson.
Located just five minutes from the CBD, 225 Montague is a prime location to do business from, especially with it being in close proximity to West End’s neighbouring residential, retail and public transport precincts.
